Worst Burlington Apartments

Welcome to Where NOT to Live in Burlington..... 1460 Ghent Avenue, Burlington ON "Burlington Square Plaza" http://www.burlingtonsquare.com/residential.html BEWARE !!!!!!!!!!!!!!!!!!!!!! Pictures Lie.......If you visit the above web site in consideration of moving here it appears to be a well kept, modern and newer building. Truth...... The apartment shown is a model ONLY... NONE of the actual apartments that they have to rent look like this. Each apartment has a kitchen that has not been updated in approximately 15 years. The cupboards are old, stained, broken, chipped and made of particle board which is warped. The kitchen faucets all leak or spray and the counters are scratched, chipped, dented and tired. The appliances are not bad if you don't include the vent which is, well, gross! The living area/dining room is an odd shaped rectangle which makes accommodating furniture a nightmare. There are more coats of paint on the wall then humanly possible to count (still doesn't cover-up old grease stains! yuck!) and the trim throughout the units is broken, missing or so old its no longer secured to the walls. The sliding doors which go out to the balconies are also old and no longer sealed. Watch out for a windy day as the doors bend under pressure and allow cold air and sometimes snow to enter your unit. Bathrooms. Yes there are 2 full bathrooms. That's about the only good thing to be said. The fixtures are old and rusted and the tile is either a sea grass green colour or pastel blue (not a nice pastel). The tubs are worn and show the signs of just how many people have bathed there (gross, I know). The cabinet under the mirror is painted shut and there may or may not be a cover on the light fixtures.....Oh, I almost forgot....as an added bonus, while you are using one of the showers/tubs, the water then fills up in the other shower/tub!!!!!!! Closets are through out the unit and are very large. Just don't expect the doors to function properly. Now on to the building.... It is a very large, older building with commercial space in the bottom part. The under-ground parking is large but extremely under kept. On February 14/08 the fire department and health inspector where called in to try and ventilate the entire building as 10 out of 10 exhaust fans in the parking garage were not working and it allowed for a dangerous amount of CO2 to build up and enter the ENTIRE building. Residents were not allowed to leave their apartments due to the unsafe level of poison in the hallways and stairs. Do you smell smoke? That's right, smoker or non-smoker get used to that smell. While in your unit you may have the wonderful experience of smelling and sometimes seeing smoke enter your unit from adjacent units! There are small hols in the walls and the "shared" air circulates throughout the building allowing all sorts of wonderful and offensive smells to enter your home. Elevators are always slow, broken or on service. If you are lucky enough to be in the elevator when it does break down please don not waste time with the Emergency button......No one will answer! Police/Fire Department - You know its bad when you haven't seen either the police or fire department in a few days and then you worry. It wouldn't be a Friday or Saturday night if the cops weren't in the building for one reason or another ( probably something to do with the nice smells!). Finally, if you do for some reason decide to move to this building, bring ear plugs, tools and a lot of patients....your gonna need them!

    I have had luck getting out of my building recently. If you can’t stay or feel it is unsafe, talk to the manager and threaten to publicize as many articles as possible about how bad their building is and they will be scared of losing more business costing them thousands. Good Luck!

    I live here now and we love our apartment! We have an amazing view of the lake. They are constantly updating the apartment to make it more modern. The only thing I don't care for is being able to smell other peoples cooking. THe units are pretty sound proof.

    i live in this building now and as soon as i can i am out. have been in here for 3 years too long now. yes, they put 2 new elevators in but have jacked the rent up an unreasonalbe amount. the underground parking still sucks and lately alot of the fans are not working. only a matter of time before the CO2 comes seeping back in. nothing is done in here to fix things permantely, they only put bandages on for a quick fix and before you know it, things are broke again. THIS BUILDING SUCKS AND WILL NEVER BE CALLED HOME as far as i am concerned!!!!!!!!!!!!

    The best, simply the best. Matter of opinion and we choose Burlington Square. These owners care: they are continually upgrading; are receptive to tenant comments and have a very large competent staff on hand to serve the building and its tenants. Could not be better located: minutes to Go Transit; minutes to QEW; minutes to fine dining and boutiques; Lake Ontario is a 15 minute walk. ...one of Burlington's best places to live

    I don't know what building Catherine's living in but it can't be the same place I do. This place is awful! The elevators are constantly out of service. The parking lot is a nightmare. And the pool has been out of service for 6 months now. The management only cares about getting the rent checks. While the location and views are great. I cannot wait to get out of this place.

    Burlington Square Apartments’ has been a Landmark building in downtown Burlington since 1975 when it was built, boasting a central location accessibility to main highways and public transit including a short distance to the Burlington GO Service to Toronto. McArthur Properties assumed management of this building in the mid eighties and has continually injected capital into the building and its environs. It is a project of continuous improvement with large sums of capital spent each year. We have since 2007 replaced 95% of our air-conditioning units in our apartments, installed a brand new boiler plant, a new cooling tower as well as 3 brand new elevators to serve the apartment building. Our apartments are well appointed most with two baths, we introduced a program for upgrading the apartments to a high standard since 2009 and will continue the trend moving ahead. We are continually upgrading our bathrooms, & kitchens to improve the amenities we offer our tenants.

    Although the building has never been cited for dangerous air quality, we have replaced the exhaust fans which ventilate the underground parking area which are connected to a CO detection system that control the operation of the fans continually replacing the air in these facilities. We are in the midst of replacing our make up air unit on the roof of the building with a new state of the art make up air unit which will improve provision of heat to the hallways in the winter and cool the same in the summer. This will enhance fresh air provided throughout the building keeping the suites, hallways and public areas fresh.

    We are imminently planning the upgrade of our Ghent Avenue frontage with new paving, flower boxes and lighting, this project will uplift the curb appeal at our residential entrance. Another project in progress is the full refurbishment of our swimming pool to improve the facility and install a new mechanical plant which will be more environmentally friendly and functional.  

    Since 2008 we contracted an independent firm Satisfacts to run a program for tenant surveys to listen to what our tenants have to say and include their views in planning our capital expenditure and streamlining operations to meet their needs. Our continued growth in overall scores received shows progress in a positive direction. We will be putting more efforts in this area of development.

    The latest accolade we received recently is from F.R.P.O. (Federation of Rental-Housing Providers of Ontario) becoming a Certified Rental Building. In order to receive this certification we had to meet set criteria encompassing such items as, building condition, facilities, policies, operational procedures and other requirements which were then independently audited by the firm JD Powers and Associates.

    Our owners are supportive and believe strongly in the continuous improvement of their buildings and take pride in this. This is a very positive stance which is encouraging for both management and tenants alike. Our staff is committed to improving the facilities and operations to raise the standard and satisfaction of our tenants. We take information received even from this Blog to guide us in our future endeavours to make Burlington Square Apartments the best rental building in Burlington.

    The move in / move out is a total joke! I don't live there but a friend does qnd you have to load your stuff on a little wooden cart and push it through the underground parking to get to / from the moving van parked waaaay far from the elevators. .. I couldn't believe the hassle!!

    I just moved out of this place recently. FUCK THIS BUILDING. I lived there way too long and the decrepit surroundings and overall shoddiness started to infect my soul. There is also a general stink of failure and mental illness on many of the tenants. If you are over 30 and live in this place (like I did), I hope you are recently divorced or something.

    Management at 1460 Ghent almost never did the things they promised. I lived in the building for more than six years with the same broken light fixture over my bathroom sink. Any year they actually did an annual inspection it consisted of a timid, non-english speaking person (always a different person) coming and standing in my kitchen and then walking out. Eventually I started to hand them typewritten lists of what was wrong and needed fixing. They ignored everything every year except for leaks and one time they came and fixed my closet doors.

    The noise can be maddening. The sound proofing is actually half decent. You can watch a movie in the middle of the night and not get complaints. But the problem is there are a lot of douchebags living here who will pump up their bass and put the subwoofer in the corner so that the bass can resonate up and down through the walls for several floors.

    In 2007 the patios were painted and they completely screwed mine up. Since then I could not step outside without putting shoes on and off because a brown coating would smear all over everything. Before that I had been able to walk around out there in my socks because it had been nice dry concrete that could be swept clean. After they painted the floor seemed to attract and accumulate the cloud of greasy soot that seams to cling to the building. Anything you leave outside will be covered in a grimy film within a couple days.

    The smells are awful. I had to spend a bunch of money and develop specific time-consuming habits in order to keep my unit from constantly filling up with the various disgusting odors that leak in: dozens of rolls of duct tape over the years to seal up the kitchen vent, not to mention all the time unsealing and resealing it every time I wanted to cook. Then always having to be conscious not to run the bathroom fan unless the patio door was open, but not to leave the patio door open too long or a powerfully stinky draft would start leaking up from the apartment below.

    That's all I'm going to say for now. I will come back later and vent some more. Been out of the place for weeks and just realized in the shower that I had not thought about it yet today. What a great feeling.

    Honestly, I have lived in the building for many years, and yes from time to time there has been ups and down, however in general it is a lovely building to live in.

    Many diverse characters in the building with diverse personalities that make life fun and interesting.

    I’m sure I will receive the hatters and people who feel this is dishonest of not coming from a real person, but it is MY opinion, just as the above is everyone else’s and the ones to follow.
    Live here, don’t live here, I love it, it’s a lovely location, right near my daughter and her husband in the heart of Burlington.
    Every building rental place has its problems, I’m sure even the folk at Trump towers bitch about services, amenities and management… at the end of the day, it’s a roof, a solid floor and walls, you make it your own. If you have problems, address them with the owner. I have had many issues over the years, as is normal living in a rental or owning your own place, I have felt the staff and owners of this building have assist me and my wife in a timely manner and with pleasant professionalism.

    Take care, and again, bring on the hatters… but remember… we are ALL entitles to our opinions.

    Still same thing with new management....

    I booked an appointmrnt to see 2 bdr. apartment. They told me rent will be $1200 + Hydro + Parking. I agreed and went to see the apartment after two days and I was shocked when they were asking for $ 1350 + hydro + Parking!!!!!
    I drove almost 400 KMS to see that apartment as I was moving to Burlington ON. They said two good words to me ..."SORRY , APPOLOGIZE" radiculous!!!!! .

    The lady told me, we just raised rent >>>>> This is not fare.I wouldn't go there and even wouldn't recommand any one ......stay away from this building and specially new management "REALSTAR"

    It has been more than a year since I moved out and I still occasionally realize I don't live at 1460 Ghent (the "B" building) anymore, which brings a moment of gratitude. Because honestly this place has the worst possible management for a building so large. I don't think anybody has pointed out the bedroom situation... the bedrooms have lots of windows but you cannot even crack a single pane open. The only air in the bedrooms comes from the in-unit ventilation system, which at least in my unit always pumped a different array of disgusting smells creeping in from other units. So if you want to sleep in your bedroom you have three choices:
    1. Sleep with the circulation off so that you can avoid the disgusting smells. After a few hours sleeping in a room with no circulation, it gets stuffy.
    2. Sleep with the circulation on and enjoy the various smells: unkempt mouldy apartment poverty funk; cigarettes; lots of ethnic cooking so I hope the smell of onions or curry or goulash lulls you to sleep; carbon monoxide which is odourless but leaks into the unit through the utility access where the ventilation unit is... to the best of my knowledge this killed a person on my floor in their sleep once (I was told they died in their sleep of carbon monoxide poisoning). For some insane reason even though I had been afraid of this before it happened I continued to live there for years after it happened.
    3. Do what I did and rig up a bunch of fans to push air from outside, through the living room, into the bedroom. I hope you like spiders in your apartment because your screen door will not keep them out, especially given it's full of holes, warped, and never closes right. One beneficial side effect of living at 1460 Ghent Avenue.. I became much less freaked out by spiders.

    Fuck you 1460 Ghent Avenue management/owners. You made life hell for years and every time a new owner took over it would get worse. I am still experiencing anxiety I took on from incidents like your asshole east european HVAC guy barging into my apartment while I was taking a shit with the door open, then getting offended when I reacted less than calmly at first. Has anyone mentioned the speaker boxes this building has in every unit? Which put out a false fire alarm at least once every 48 hours? And about half the time after the fire dept has responded and left the building they leave the mic open for hours so that all the sounds of the office including their crappy radio station are leaking very loudly into your apartment? They also test the alarm once per month and the same thing will happen... for hours afterwards you enjoy the ambient noise of their office harshly distorted like it's coming through a walky talky and amplified to the level of a fire alarm. If you have misphonia (repetitive/intrusive sounds cause you undue stress/annoyance) like I do, life can be hell when 1 out of every 5 days is full of needless noise caused by people's incompetence.

    The clowns running this place while I lived here were the most hostile, misleading, incompetent, and intrusive property managers I can think of. The building should be razed to the ground because it is a disaster waiting to happen and it probably gives everyone who lives there cancer.

    There is no question that 1460 ghent is WITHOUT ANY, BURLINGTONS WORST APARTMENT. management is untrustworthy and dishonest, the building is falling in, sinking into an inappropriate foundation and the city is aware of this. They are also aware of the criminal ventilation system, the lack of ANY TRAINING for the Illegal undocumented canadians WORKING WITHIN THE BUILDING, The fact that there are 47 SETS of keys to all units missing as a result of multiple staff firings, the abject third world filth in the parking areas, the putrid stench coming from multiple apartments being paid for by the city or province, the shady bookkeeping practices by the management company flavour of the month, the lies that freely roll off the tounges of those underdwellers who perport to run the building.

    We recently moved from this disgusting abode and will always tell our friends that our time spent in this apartment was similar to a bulgarian prison camp complete with axes sally as the cruel warden and a staff of mindless minions who will break any law to save a buck. It would be far healthier to luve in an open cess pool .

    At first I thought this comments were a load of shit and as I have been at 1460 longer I realize they aren't. I have made several requests to the management to fix certain things, legit things, that are actually safety issues, and never hear back from them. After following up and following up. I don't understand how it takes over 1 month to receive an answer for something. Not to mention, some of the people in management are damn creepy and quite frankly, being a female I sure as hell don't trust them!

    I know every apartment has their issues but the management is the biggest issue of this place and until that is fixed this building is going down hill.

    Me and my family are in 1450 Ghent Ave, which are the lofts. Different entrance, different part of the building but same management company. There are a couple of employees who are great but the majority are like management reached to the bottom of the barrel. Everything that has happened in this building for the last year has been for management to save money for the owner. True, a new management company has come in but the improvements have been negligible, seems the owner is reluctant to open up his purse strings. We were promised a pool. It's been closed for years. Underground parking is appalling, print to floods and completely unwelcoming. The above ground parking is crumbling and the drainage is none existent. They had 24 hr security for the whole complex but they reduced it to during business hours only. The rear door to the hallway did not close properly and lock for 3 solid weeks! In the lofts we have two washing machines and two dryers. One of the machines broke and it took them a full two months to get everything operational again. During that time anytime someone mentioned anything to the management company it was excuses after excuses and shifting blame. Their locker policy is ridiculous we have to sign out the only key and it can only be accessed during business hours. Repairs and whatnot are hit and miss. The one good maintenance guy is the only way to get stuff done. Generally the facilities are pretty shabby. The loft units are great and we love it but don't thing we will renew our lease.

    My family has moved from this building. It was worse than my home in IRAQ. The staff are liars, the building is filthy, and is falling in ( see report from Burlington City Hall on line) Thats why they are tearing some of it down soon.
    Many residents have social issues, making it unsafe for my children.
    I have a good townhouse now and am thankfull to GOD that we moved.
    Renters beware and be safe.

    Well i have finally gotten out of Ghent. My doctor tells me that i will begin to feel better in several weeks. The lack of clean air in the building caused one of my lungs to collapse. The hospital told me i should move. My family were worried about the unsafe environment. I have found a nice place in grimsby and hope to recover soon. For those still in that Evil residence, i will pray for you and hope you can get out before you die.

    I just moved into this building and its my biggest mistake ever.my apartment was not cleaned and i found animal feces. There are black bugs in my apartment that look like bed bugs. My toilet is plugged and the person across the hall is a hooker i think cause people are coming and going all nite. I have complained to the office and they just nod their heads and say they will look into it. I cant afford to move csuse i just started a new job. Now what can i do. I am trapped and unhappy

    So i moved into this building three months ago. Four false fire alarms, no parking, bad smells in the halls,vicious dogs in the elevators that dont always work, three people entering my apartment to change a battery,laundry machine that does not work on my floor, some little nervous man in office being confused about how to get a stove fixed. This is VERY VERY BAD.I dont even have a window to open to get fresh air. I should have believed the stuff already written before i moved in here.

    Note to all. I was at city hall today at the building drpartment to file a complaint against these idiots today, and came across a proposal to turn all the apartments into condos.this makes sense since the phoney annual apartment inspections have taken place. This has never been done here before. These fucking liars are adding up the costs to bring these dumps to a saleable condition to go along with the navy club condos. And notice that the court ordered work to prop up the building starting at the underground parking level one have stopped. What a group of lowlifes

    Fuck this fucking building and every single property company who ran it in the seven years I worked there. There is a giant speakerbox installed in your apartment to blast the fire alarm, but after it goes off they *leave the speaker on* for hours with an open mic in the office. Their reason is that they need to hear if the speaker is workign when they inspect the apartments after a fire alarm. But it makes constant random noise and they usually turn it to the shittiest possible radio station, so now like it or not, after being bludgeoned by a fire alarm you have random static, random conversations, and the shittiest office-appropriate "lite FM" station's music playing in your apartment for up to four hours. After the first year it didn't happen as often but it did still happen constantly. Enough to ruin someone's sleep habits and general sense of peace at home.

    So we have had four fire alarms this week, and we have given notice to get out of this MAJOR ACCIDENT WAITING TO HAPPEN. Once again, new building management is dragged in Burlingtons worst apartment, and nothing gets done. WE were told to park on the first floor last month, which is an ongoing construction site. The building parking is now being managed by a BILL COLLECTION company from BRITISH COLUMBIA.The filth in the underground parking is the same as the building. This property should be torn down and the land donated as a new city dump.

    People owning and running this type of building should be charged and fined. They have paid off WARD at city hall to let them expand their poison. She is just another Burlington DISGRACE.

    So the third world lack of attention to detail continues in what is without question, the worst apartment in Burlington. On tuesday, the hot water was shut off. The building stated in writing that it would be fixed by friday.(4 days no hot water)

    On friday a notice was given, again in writing that the PARTS were being shipped by UPS but would not get here until next tuesday.

    How fucking stupid do you think we are here.i can order anything, from anywhere in the world and have it delivered in 24 hours.
    Again, the cheap, unprofessional obuscating lying management of this BARTON STREET REJECT, are screwing their tenants to buy cut rate parts from a foreign supplier and not willing to pay for expedited shipping.

    We are not Eurotrash here. We do not accept going for days , washing with cold water in the kitchen sink.

    This property should be taken over by the province, the lying owners should be fined and or jailed for tenant abuse and unliveable conditions.

    Moved in here 10 months ago. 19 days in total without water.11 days no elevators, 7 false fire alarms. 4 emergency entrance notices, power out 4 times,washer and dryer on my floor not working 7 days bell cable out 9 times. No cleaning staff. Fridge out 3 days,stove out 1 day, spray for cockroaches and bed bugs. Needles in underground parking, people who work here just lie and lie and lie and lie.

    Cant wait to get the fuck out of here

    This is an old building in constant repair. This July we didn't have hot water during 7 days! Poor property management. New property manager D’Arcy Wright completely disrespects tenants and ignore their requests. Do not recommend.

    DO NOT MOVE HERE!! I have been living here for 1 year and have dealt with any infestation fruit flies other tenants screaming and doing crazy things on their balconies. Cops here almost every day. Management doesn't know what they are doing. Different manager every month or 2. Had a the superintendent illegally enter my apartment to fix my shower head that I asked for 2 weeks prior but specifically stated by checking the box that said I dont not give them the right to enter my apartment unless I am here and let them in. Also got behind a bit on rent like everyone does from time to time and they immediately took me to court even tho I was still willing to work with them. All in all this is not a building any family or professional single or couple would want to look for.
